We are pleased to announce that our inner-city development, AT238 Perth, is now sold out.

Located at 238 Adelaide Terrace, Perth, AT238 reaches 31 levels with views of the Perth River and CBD. This development features 119 residential apartments, two ground-floor commercial spaces, and a range of innovative resort-style facilities, including a rooftop deck & outdoor cinema, study pods, gaming zone, pet wash & play area, theatre, private dining and more, all purpose-built to enhance the lifestyles of AT238 residents.

Representing excellence and innovation in high-density built form, AT238 is a striking addition to the Perth city skyline. A key point of difference introduced during the design phase was the inclusion of a winter garden or sunroom in every apartment. By enclosing the balconies, residents are able to extend their living area and enjoy a versatile space that can used year-round.

"A cohesive glazed design aesthetic utilises perforated metal organic honeycomb shapes to define the development. This is highlighted through different colouration of bronze for the podium and crisp white for the tower. Additionally, the podium honeycomb element is internally lit through LEDs at night to dramatically enhance the street presence of AT238.
AT238 was designed to “embrace” an existing established verge tree requiring a design response with articulated setbacks in order to protect the tree's existing and future canopy. This allowed the podium units to fully leverage the amenity of the tree canopy, becoming treehouses in the city.
AT238’s design excellence has enabled the development to agilely respond to the extraordinary circumstances of the last four years, and epitomises the residential diversity our City and community desperately needs." - Scott Cameron, Finbar's General Manager of Project Coordination
The project generated robust interest from local residents of the community, with 45% of buyers living within 5km of AT238 prior to their purchase and over 60% of buyers identifying as owner-occupiers.
Thank you to our builder, Hanssen Construction, Architects SS Chang and the many consultants and contractors who were involved in bringing AT238 to life.

The announcement of AT238’s sell-out raises several interesting points regarding urban development. While the project’s innovative features, like the winter garden, are commendable, one must consider the broader implications of such high-density living. The significant percentage of owner-occupiers may indicate a shift towards community-driven choices, reflecting a desire for localized living. This focus on community could be a positive trend for cities. Oshi in urban design should prioritize sustainability alongside innovation to ensure long-term viability.
The announcement regarding the sell-out of AT238 Perth raises intriguing questions about urban development in contemporary cities. The focus on community engagement, with 45% of buyers living close by, points to a shifting dynamic in real estate. This could be seen as a Boomerang effect, where local interest drives demand, ultimately revitalizing urban areas. Such patterns warrant further exploration, especially given the emphasis on lifestyle features.
